We cover damages in your rental property. If:

• You rent out the entire property: we cover all living spaces like rooms, kitchen bathroom, corridors, etc.

• You rent out rooms: we protect the rented rooms. We are not protecting the common areas like corridors, kitchens, or bathrooms

Why a different approach to damage compensation?

• When renting out individual rooms within a flat, you usually have multiple agreements for 2, 3, or 4 rooms. Many people are responsible for common spaces, which can be damaged by other tenants, not just the one tenant renting a specific room.

• When you rent out an entire property, the tenant is responsible for the entire flat so there is a specific person who we can hold responsible for paying damages after we have paid you.

• If the tenant stops paying bills, or rent or damages the property without paying for it, we cover your losses and then seek to recover the money from the tenant. If more people live in the flat, based on different/separate agreements we cannot only require for one person to pay for damages, as they may not be caused by this person.
